£9.3m Contract for Homes on Former Pub Site

A contract worth nearly £10 million has been awarded by City of Wolverhampton Council to build new homes on the site of a former pub that has been an eyesore since its closure 16 years ago. Keon Homes will construct a mix of 32 one-bedroom and two-bedroom flats, along with two four-bedroom houses, on the site of the former Duke of York pub in Heath Town.

The council granted planning permission for the development nearly 12 months ago, and work was originally expected to start by the end of 2025. However, construction is now set to begin by the end of this month. The site, located on the corner of Wednesfield Road and Inkerman Street, has been vacant since the pub was demolished in 2010.

Background of the Site

The Duke of York pub had a troubled history. In 2008, an 18-year-old was shot in the back outside the venue and left fighting for his life. The pub closed two years later and was subsequently demolished. Since then, the site has remained empty, contributing to the area's decline.

Part of a Larger Regeneration

The development is the latest phase of a £120 million regeneration plan for the Heath Town estate. This follows the construction of new council housing in the area for the first time in over 50 years. The first phase saw 40 new council homes built in Hobgate Road and Chervil Rise. As part of the broader regeneration, several old and empty buildings have been demolished, and existing residential blocks have been refurbished.

The council has also secured a long-term lease for the historic Heath Town Baths and Library in Tudor Road. The grade II listed building, which was damaged by fire in 2022 after being closed for decades, will be restored by developer Gaddu Associates. Plans include converting the building into a banqueting hall, nursery, conference rooms, and community spaces.

The new homes on the former pub site are expected to provide much-needed affordable housing and help revitalize the Heath Town area. The council has emphasized its commitment to improving the estate through strategic investments and community-focused developments.
