Historic Aberdeenshire Hotel Enters Administration and Goes on Market

A significant hotel in the United Kingdom has been placed into administration and is now being offered for sale at £1.6 million. The Udny Arms Hotel, located in Aberdeenshire, Scotland, entered administration just before Christmas and has subsequently been listed on the market.

A Hotel Steeped in History

The Udny Arms Hotel is a historic establishment, with its origins dating all the way back to 1865. Situated in the picturesque Scottish countryside, the property not only functions as a hotel but also features a popular on-site coffee shop that attracts considerable local patronage.

According to reports from the Press and Journal, the venue was placed into administration in December. The insolvency process is being managed by Begbies Traynor, with Thomas McKay acting as the administrator.

Administrator's Strategy for the Future

Thomas McKay has spoken publicly about the situation, expressing confidence in the hotel's potential and the strategy being employed to secure its future. "It's a great hotel, the family has invested a lot in it," McKay stated. "It’s in a very good condition and really well-supported. This is about securing its future."

He explained that a court-approved strategy was developed to allow the hotel to continue trading under administration, thereby avoiding immediate closure. This decision was supported by the owning family.

Praise for the Business and Its Potential

McKay was effusive in his praise for the business's assets. He highlighted the coffee shop's "significant footfall" and described the condition of the 19th-century hotel building as "immaculate."

"It’s a significant growth opportunity for anyone who wants to take it forward," he told the paper. "I’m confident we will find a buyer, someone will find it very attractive."

Commitment to Bookings and Local Employment

A key focus for the administrators is to maintain business continuity. "We want to ensure it has another chapter on its journey," McKay said regarding existing hotel bookings. "We will do all we can to find the best possible solution, and to save as many of the local jobs as we can."

He outlined that a targeted marketing campaign is planned, aimed at potential buyers such as high-net-worth individuals, golf clubs, and other hotel operators. "I am confident we will find a positive solution," he added.

An 'Excellent Opportunity' for a Buyer

The sale is being marketed as an "excellent opportunity to acquire a high-quality boutique hotel with ancillary coffee shop business." The realtors involved have provided further details on the property's recent history and appeal.

"The sale of The Udny Arms Hotel offers a rare opportunity to acquire a leisure business with numerous income streams which has been significantly refurbished and is ready to trade immediately," they stated.

The refurbishment, which is understood to have cost the former owner approximately £2.7 million, was comprehensive, covering the entire asset. This investment is reflected in the business's strong performance, with the quality of operation reportedly leading to "excellent" levels of repeat custom.
