An ambitious multi-million pound regeneration project for the former Yates Bar site in Blackpool is poised to commence construction imminently, marking a significant revival after the original Art Deco building was demolished. The new development will rise on South Shore promenade, inspired by the iconic structure that once stood there.

From Demolition to New Construction

Planners have granted approval for a brand-new version of the popular bar, following the demolition of the locally-listed pub due to severe structural issues. Initially, plans aimed to extensively revamp the building, with a focus on preserving its distinctive Art Deco façade. However, inspections revealed chronic deterioration of the concrete and steel infrastructure, rendering it unsafe and necessitating complete demolition.

A source close to the project confirmed this week, "Everything is ready to start moving again and construction work on the new building is beginning to start imminently. Receiving planning permission so quickly will enable things to move forward in good time." The site is currently cordoned off with railings and the land has been levelled, ready for work to begin.

Details of the New Development

The latest proposals submitted to Blackpool Council involve erecting a three-storey building at 407-411 Promenade, Blackpool. This will comprise:

  • A hotel and drinking establishment with extended food provision
  • Ancillary dining and events space
  • An additional storey and a roof terrace
  • A front canopy with roof terrace above
  • A three-storey rear extension
  • A single-storey glazed rear seating area
  • External rendering and cladding

According to a revised planning statement from architect firm Abbott Hull Associates, "The replacement building is to be of the same scale and footprint, together with a change of use to a hotel and drinking establishment with extended food provision." The statement also outlines the structural findings, rationale for demolition, and compliance with planning policies.

Economic and Social Benefits

A report from the planning officer at Blackpool Council highlighted the positive impacts of the scheme. Economically, it is expected to provide employment during construction and operation. Environmentally, the proposal is deemed acceptable with no detrimental effects on drainage, environmental quality, or biodiversity. Socially, it will offer good-quality holiday accommodation and facilities, aiding in the regeneration of the Inner Area and Resort Core, as outlined in the Core Strategy.

The former Yates bar, originally known as the Lion Hotel, opened in 1937 and was designed by architect Halstead Best. It featured a circular tower and red brick façade, serving as an iconic Art Deco property until its closure in 2022 and subsequent demolition. Although the original building is gone, it will inspire the new structure set to replace it.

The application can now proceed, subject to 13 planning conditions attached to the permission. This development represents a key step in revitalising Blackpool's seafront and boosting local tourism and economy.
