A prominent national DIY retailer has submitted plans to convert the former Cineworld cinema in Leigh town centre into a large-scale store specializing in bulky goods. The proposal, recently filed with Wigan Council, targets the vacant unit at The Loom retail park on Spinning Jenny Way, which has been empty since January 2025 following Cineworld's closure announcement in December 2024.

Addressing Local Retail Gaps and Revitalization Goals

A supporting letter from applicant Realty Income Ltd, published on the council's planning portal, outlines the rationale behind the change of use application. It emphasizes that there are currently no retailers of bulky goods in or near Leigh town centre, creating a significant gap in local consumer choice. The closure of the larger B&Q store on Kirkhall Lane further underscores this need, with the letter asserting that the new store is unlikely to negatively impact the town centre's vitality due to the absence of direct competition.

The proposal aims to reuse the former cinema building to contribute to broader objectives of revitalizing Leigh, attracting investment, and providing essential services that meet an unmet demand in the area. By repurposing the site, the development seeks to enhance trade within the wider retail catchment while improving amenities for residents.

Proposed Modifications and Parking Adjustments

The application includes several physical changes to accommodate the new retail use:

  • Minor alterations to the building's existing elevations.
  • Creation of a dedicated service yard suitable for large HGV access.
  • Provision of four oversized parking spaces for large vans and two disabled bays.

These modifications will result in a net loss of floorspace due to the removal of the first floor level and a reduction of 72 parking bays at the site. However, the changes are designed to optimize the unit for retail operations and logistical needs.

This proposal comes amid other retail shifts in Leigh, including the recent opening of a Home Bargains store last month on the site of the former B&Q store off Kirkhall Lane.
