Homes England has placed Plot 12, one of the last remaining major development sites on Newcastle's Quayside, on the market. The two-acre vacant plot near the mouth of the Ouseburn is being marketed by Knight Frank, with bids invited by September 18.

Site History and Challenges

Over the past two decades, several proposed schemes for Plot 12 have failed to materialize. Local campaigners have opposed developments that would obstruct views of the Tyne from City Road and the historic St Ann's Church. The site's steep gradient has also posed challenges, though agents suggest it is suitable for high-quality residential, mixed-use, or boutique commercial and hospitality uses.

Development Potential

According to Knight Frank, Plot 12 could serve as a "gateway development to the Ouseburn." A brochure acknowledges past rejections and describes a "rare opportunity to bring forward a carefully considered scheme that aligns with planning policy and the site's exceptional character." The asking price is undisclosed; interested parties must contact Knight Frank.

Regional Context

The site sits at the intersection of the established Quayside and the thriving Ouseburn district, both experiencing strong demand. Proposals were submitted in 2016, 2021, and 2024 but none progressed. The Northumberland and Newcastle Society advocated for an "elevated public square with lower level development carried down the slope below" to protect Tyne views.

Following 1990s development around the Millennium Bridge, remaining riverside plots are highly sought. Nearby Malmo Quay and Spillers Wharf have attracted various schemes, including the Whey Aye Wheel. The Ouseburn's emergence as a sought-after district has further fueled housing demand; recently, the city council approved 57 flats on Lime Street after a planning dispute.
