A significant new speculative industrial business park development in the Vale of Glamorgan has successfully secured a substantial £2.83 million investment from the Development Bank of Wales. This crucial financial backing comes from the bank's dedicated Wales Commercial Property Fund and is specifically allocated to support the construction of the highly anticipated first phase of the Orchard Business Park, located strategically in Llandow.

Project Details and Phased Development

The ambitious scheme involves the construction of modern light-industrial units across two distinct phases. The initial phase, which is now fully funded, will comprise 21 individual units, with completion and readiness for occupancy targeted for the upcoming summer season. Property advisory firm Brinsons has been appointed to market these units, and reports indicate that strong interest has already been identified from a range of potential occupiers, signaling healthy market demand.

The project's delivery is being managed by RDR Contractors, a reputable local company based at Rosedew Farm in Llantwit Major. Once the entire Orchard Business Park is fully occupied upon completion of both phases, it is projected to support a significant number of jobs, estimated to be between 150 and 180 positions, providing a substantial boost to the local economy.

Developer Vision and Personal Investment

The development is spearheaded by Loïc Moinon, the managing director of LM Prop, who has demonstrated remarkable commitment by investing over £1 million of his own personal capital into acquiring the site and advancing the project. Mr. Moinon's inspiration for the scheme stemmed from personal experience.

"This project started from a very simple frustration," he explained. "I was trying to find a modern unit for my own business and either couldn't find the right space or found myself priced out. That made me realise there was a real gap in the market locally, and that many other businesses were likely facing the same problem."

He expressed immense pride in the project, highlighting his personal journey and commitment to Wales. "I came to Wales from France around 20 years ago with nothing, built businesses here and have always believed in reinvesting locally. This scheme is about giving other local firms the chance to grow on their doorstep, in high-quality premises with excellent access links, while creating jobs and using local contractors and suppliers wherever possible."

Bank Support and Economic Benefits

Karl Jones, senior property development executive at the Development Bank of Wales, emphasized the alignment of the project with the fund's objectives. "Orchard Business Park is exactly the type of development the Wales Commercial Property Fund is there to support," he stated. "It is a well-located scheme that addresses clear market demand, creates space for businesses to grow and brings wider economic benefits to the local area."

He praised Mr. Moinon's dedication, noting his significant personal investment and determination. The bank is pleased to support the first phase, which will help unlock a development expected to foster jobs, enterprise, and strengthen local supply chains throughout the Vale of Glamorgan region.
