The analysis, compiled by Online Marketing Surgery and BLG Development Finance, examined Office for National Statistics (ONS) figures comparing median house prices from March 2024 to March 2025. The findings pinpoint the ten postcodes across the region where homeowners have faced the most significant financial hits.
Birmingham dominates the list, claiming six out of the ten spots for the largest decreases, including the top three positions. The Black Country boroughs of Sandwell and Walsall also featured twice each on the list of areas with the steepest declines.

The area suffering the most dramatic fall was Rotton Park in Birmingham. Here, the average property price collapsed from £350,000 in March 2024 to £241,000 just one year later. This represents a precipitous 31.1% decrease, equating to a loss of £109,000 in value.
Other Birmingham areas featuring prominently include North Central & Dartmouth Circus, where prices fell 29.4%, and Acocks Green West, which saw a 28.6% drop.
At the other end of the top ten, the Greets Green East area of West Bromwich in Sandwell recorded the smallest decline on the list, though prices still fell by a substantial £30,500, or 18.4%.
