Former Birmingham Factory Site to Become 10-Storey Block with 104 New Homes
More than 100 new homes are set to be constructed on a former industrial site in Birmingham, following the approval of a ten-storey apartment block. The development, located in the Highgate area, will replace two existing buildings on Moseley Road with a modern residential scheme.
Planning Approval and Development Details
Birmingham City Council has granted full planning permission for the project, which involves the demolition of numbers 5 and 9 Moseley Road. The plans include the partial retention and conversion of existing rear workshops, along with the erection of a building up to ten storeys high. This will provide 104 apartments at the junction of Bradford Street and Moseley Street, on the south side of the city centre.
The decision document, issued on March 10, confirms the approval, subject to conditions and a Section 106 Legal Agreement. This agreement typically involves contributions from the developer towards local infrastructure or affordable housing. The development must commence within three years from the date of permission.
Background and Revised Proposals
Originally, in 2021, planning permission was granted for an eight-storey block on the same site. The revised proposals by developer Home Nation Ltd have increased the scale to ten storeys, adding 26 flats to the initial plan. As part of discussions with the council's Affordable Housing team, eight units will be allocated as affordable homes.
A statement from the proposals highlights that the scheme aims to provide high-quality homes reflective of modern urban living, with a focus on sustainable residential design. It is intended to improve both the quality of housing in the area and the overall appearance of Bradford Street.
Impact on the Local Area
The transformation of this former factory unit represents a significant redevelopment in east Birmingham, contributing to urban regeneration efforts. The project is expected to enhance the local housing stock and support community growth in the Highgate neighbourhood.
This approval marks a key step in repurposing industrial land for residential use, addressing housing needs while promoting sustainable development in Birmingham.
