New 64-Home Affordable Estate Proposed Near Stockport's Airport Relief Road
Plans have been formally submitted to Stockport Council for the construction of a new housing estate comprising 64 affordable homes on green belt land near the A555 Airport Relief Road in Heald Green. The development, proposed by Breck Homes, is situated off Bolshaw Road, close to the border with Cheshire and the neighbouring area of Handforth.
Developer's Vision for Affordable Living
In its planning application, Breck Homes emphasised that the scheme will deliver 100% affordable housing, with a mix of dwelling types designed to cater to a broad range of residents. The proposal includes one- and two-bedroom apartments alongside two-, three-, and four-bedroom houses. Half of the homes are slated to be offered at social rent prices, while the remaining half will be available for shared ownership, prioritising individuals with local connections who lack the financial means to reside in the area.
The developer outlined a vision for creating a safe and pleasant environment, with streets designed to enhance resident well-being. Plans feature spacious private gardens for the houses and communal areas for the apartments, alongside accessible public open space. Breck Homes highlighted the site's sustainability, noting its proximity to local shops, employment opportunities, community facilities, and public services, many of which are within walking distance.
Green Belt and Grey Belt Considerations
The proposed site is currently part of the green belt, but Breck Homes argues it meets the national planning policy definition of 'grey belt'. This designation could potentially allow for the land to be released from its protected status or allocated for housing development. Stockport Council will weigh this aspect during its review of the application, balancing housing needs against environmental protections.
Transport Links and Accessibility
Planning documents indicate that the area is serviced by regular bus stops located approximately 100 metres from the site, enabling travel to key destinations such as Stockport, Macclesfield, and Manchester Airport within 30 minutes. While reports suggest Heald Green train station is a 15-minute walk via Cross Road, mapping services like Google Maps estimate the journey could take closer to half an hour from the application area, highlighting potential discrepancies in accessibility assessments.
Addressing Stockport's Housing Shortage
Stockport, like many parts of Greater Manchester, is grappling with a significant shortage of affordable housing. More than 9,000 people are currently registered on Homechoice, the platform used by social housing provider Stockport Homes for property bidding. This development aims to alleviate some of that pressure, aligning with broader efforts to increase housing supply in the region.
The Liberal Democrat-led council has adopted a 'brownfield first' approach to development, with plans to build 8,000 homes in Stockport town centre. However, the proposed estate in Heald Green represents a targeted intervention in a specific community need.
