From Mortuary to Holiday Retreat: A Unique Conversion Plan

A dilapidated former mortuary in Staffordshire could soon be given a dramatic new purpose as planners consider a proposal to convert it into a holiday let. The building, which once served the North Staffordshire Asylum, has stood empty for years and is now the subject of an ambitious renovation plan.

A Building Steeped in History

The morgue was originally part of the North Staffordshire Asylum, constructed in Cheddleton towards the end of the 19th century. The facility was later rebranded as St Edward's Hospital during the 20th century before finally closing its doors to patients in 2002. While the main site was redeveloped for new housing, the mortuary building remained, situated near the Grade II Listed former St Edward's Hospital Chapel.

Following its closure, the building fell into a state of disrepair. It was eventually sold at auction in 2023 for £137,000, sparking its potential rebirth.

Combating Decline with a New Vision

A planning statement submitted with the application highlights the urgent need for a new use for the property. It states that the building has been abandoned for many years and has become a hotspot for anti-social behaviour, including drug use, despite efforts to secure it. Repeated break-ins have also threatened the historic fabric of the structure.

The proposal argues that conversion to a holiday let would not only provide an alternative amenity for the area but would also help preserve the designated heritage asset itself. The planned conversion would create a single holiday let featuring:

  • Two bedrooms, one with an en-suite
  • A family bathroom
  • A combined kitchen and lounge area

External changes are described as minor, limited mainly to converting an existing window into a door and adding one new window, ensuring the building's historic character is retained.

Location and Potential

The property's location offers significant potential for a holiday rental. It is conveniently situated just one mile from Cheddleton Village and approximately 10 miles from the city of Stoke-on-Trent, providing visitors with access to both rural charm and urban amenities.

Helen Bingley, who managed the sale for John Pye Auctions, expressed great optimism for the project, commenting, "It's going to make an amazing project for someone and has huge potential." With planning permission and Listed Building consent now being sought, this unique piece of Staffordshire's history could soon welcome a very different kind of visitor.
