Local property developer MKR Property Developments is making significant progress at its Paisley Park scheme on the Pant Industrial Estate in Merthyr Tydfil, with a quarter of the new industrial units already secured by tenants. The development, which comprises 14 new-build trade counter and warehouse units, is demonstrating robust demand for modern commercial space in the region.

The units range in size from 905 sq ft to 3,811 sq ft and include a mix of detached, semi-detached and terraced industrial properties. According to Mike Williams, company director at MKR, the project has benefited from support from both the Welsh Government and Merthyr Tydfil County Borough Council's regeneration team, who identified the advantages of developing this brownfield site to provide modern facilities for growing local businesses.
Property consultancy Knight Frank has been appointed to market the available units. Kate Maffey from Knight Frank's logistics and industrial division in Cardiff reported that four units have already been let, with a further one currently under offer. This strong pre-letting performance underscores the need for modern facilities for enterprise and start-up businesses in this sought-after industrial location.

In a related development highlighting regional industrial property strength, Mileway, a leading pan-European last mile logistics real estate company, has signed a significant 10-year lease agreement for Units 20–22 at Llandough Trading Estate in Cardiff. The lease covers approximately 20,000 sq ft and has been secured with FMG Repair Services, one of the UK's largest automotive repairers.
Andrew Jones, managing director UK and Ireland at Mileway, expressed delight at welcoming FMG Repair Services to the estate, noting that their long-term commitment underscores the strength of this prime location and its appeal to businesses seeking well-connected, high-quality space in Cardiff.
Rhys Price from Knight Frank's logistics and industrial division in Cardiff explained that they were able to meet FMG's specific requirements by combining three adjoining units to create a single space, complete with a substantial dedicated yard opposite.
Henry Best of Jenkins Best, who are acting as joint letting agents for the property alongside Knight Frank, highlighted Llandough's success in attracting a diverse mix of trade counter, industrial, showroom and retail occupiers. He noted that each customer benefits from excellent visibility and access just off Penarth Road and close to the A4232, which links directly to Junction 33 of the M4.
The transaction at Llandough Trading Estate represents just one of several recent lettings, with four further leases recently completed and unit 7 currently under offer, indicating sustained demand for quality industrial and logistics space across South Wales.
