Hundreds of homes could be constructed on fields at the edge of a village near Bury, according to newly unveiled plans. Developers are targeting green space on the outskirts of Walmersley for a major project that proposes 350 homes, with 40 per cent classified as 'affordable'. The development would also feature employment and commercial buildings, including a local retail centre and a mobility hub, as shown in planning documents.
Details of the Proposed Development
A public open space is also planned, subject to a change of use application being approved for part of the site. The development would span fields off Walmersley Road, north of the village, stretching from the recreation ground at the edge of Walmersley to the M66 exit road. Multiple access points would be created off Walmersley Road, with two additional accesses proposed off Walmersley Old Road.
Current Stage of the Plan
The plan is in its early stages, with developers Hollins Strategic Land, Moldune Ltd, and Belbeck Investments Ltd having submitted only an Environmental Impact Assessment (EIA) screening request to Bury Council. This asks the local authority whether an EIA is required as part of the formal planning process and, if so, what the scope of that assessment should be.
More details on the scheme are expected in due course. Documents suggest the plans will be considered in two parts, with an outline application seeking approval in principle first.
