A controversial proposal to build 17 new homes on the edge of Balsall Common has been given the final go-ahead by Solihull Council's planning officials, despite strong local objections.
Final Approval Granted for Catchems Corner Site
The detailed 'reserved matters' application for land at Catchems Corner, off Waste Lane, was formally approved on January 16, 2026. The decision was made under delegated powers by Mark Andrews, the council's head of planning, design and engagement service.
This final stage approval follows the grant of outline planning permission by councillors in February 2025. The applicant, Elan Homes Holdings Ltd, first submitted plans in 2023.
Development Details and Local Opposition
The scheme will see a total of 17 homes constructed, comprising four two-bedroom, nine three-bedroom, and four four-bedroom properties, all intended for the open market.
Planning agents for the project, Pegasus Group, stated the design would create a "high quality development" cohesive with the local area and help meet housing needs.
However, the plans have been met with significant concern from the local community. At an earlier planning committee meeting, Berkswell Parish Councillor Richard Drake voiced fears that the development would "set a worrying precedent".
"As a council and community we fear being overwhelmed with piecemeal developments," he warned. "This application sets a worrying precedent for other sites in Balsall Common and across Solihull borough."
What Happens Next?
The approval is subject to a number of standard planning conditions. The detailed plans, which cover access, landscaping, drainage, and infrastructure, can still be viewed by the public on Solihull Council's planning portal using the reference PL/2025/01422/PPRM.
With this final administrative hurdle cleared, construction by Elan Homes can now proceed on the site, bringing the long-debated project to fruition.
