Major Development Proposed for Northwich Town Centre
Courts Developments has unveiled ambitious plans to construct a significant new residential and commercial development adjacent to Barons Quay in Northwich. The proposal, which has been submitted as an outline application to Cheshire West and Chester Council, envisions a five-storey apartment block that would dramatically alter the local skyline.
Details of the Proposed Scheme
The development, covering an area of 4,482 square metres on the currently vacant site at Tabley Street, would include up to 84 flats. Of these, 30 would be two-bedroom units and 54 would be one-bedroom apartments. The design features a 'stepped' architectural style, with the building reaching a maximum height of 16 metres, making it one of the tallest structures in Northwich town centre.
In addition to the residential component, the plans incorporate a flexible commercial space of approximately 145 square metres on the ground floor. While no final decision has been made, potential uses under consideration include a retail unit, a café or restaurant, or a community space. The site is strategically located, with Barons Quay to the west and a Sainsbury's supermarket to the east, while the Salvation Army Hall and Albion Road mark the southern boundary.
Infrastructure and Parking Provisions
The application outlines comprehensive infrastructure details, including parking for a maximum of 55 vehicles across two designated areas. Notably, 43 of these parking spaces will be equipped with electric vehicle charging points, reflecting a commitment to sustainable transport options. Ancillary facilities such as bin stores, plant rooms, and cycle storage will be positioned along Tabley Street to ensure convenient access and servicing.
Planning documents emphasise that the scheme is designed to be 'outward looking,' enhancing the street scene and providing natural surveillance of the area. Ground-floor apartments will open directly onto a communal garden, promoting a sense of community and outdoor access for residents.
Affordable Housing and Planning Considerations
In line with local planning regulations, the development aims to include affordable housing, with a target of up to 30 per cent of the units. The specific proportion, type, tenure, and size of these affordable homes will be determined based on site-specific circumstances and viability assessments, taking into account the latest affordable housing needs in the area.
The application, referenced under number 26/00844/OUT, is currently available for public viewing on the council's planning portal. As an outline proposal, some finer details remain to be finalised, but the submission marks a significant step forward in the potential transformation of this key Northwich location.
