A mini housing development in the rural Solihull village of Chadwick End has received official approval. Solihull Council granted planning permission for the project, which will see the demolition of existing farm and equestrian buildings at Arbour Tree Farm, located east of Warwick Road to the north of the village, to make way for seven detached homes.
Application Details
The applicant, Peachstone New Homes, first submitted the plans to Solihull Council in November of the previous year. The proposal involves clearing the site of redundant structures, including a cottage that was partly used as a residential dwelling and partly as stables. The 1.1-acre site sits opposite the junction with Arbour Tree Lane.
A planning statement accompanying the application explained: "This statement supports an application for full planning permission for the demolition of the redundant buildings, and one cottage, at Arbour Tree Farm and their replacement by seven dwellings. The proposed development has been designed to complement and respect the form and appearance of traditional groups of rural housing and farmyard development."
Site Layout and Features
The site plan included in the application outlines the layout of the housing development, with each home featuring a terrace, bin storage, and a separate garage. Peachstone New Homes emphasized the wider need for new housing in the borough due to an identified shortage. The applicant also argued that the site is in a sustainable location and that the development would not constitute inappropriate development in the green belt.
"The proposal would provide a more efficient and effective use of the land than exists and care has been taken to ensure that development respects and fits politely into the surroundings," the applicant added. "The site is available, achievable and deliverable and housing could be on the site in 2026."
Decision and Conditions
On June 5, officer Mark Andrews, the council’s head of planning, design and engagement services, granted permission subject to conditions. The plans can still be viewed on the authority’s website by searching for application PL/2025/02219/PPFL at the Solihull Council planning portal.
