Solihull Council's planning committee has unanimously granted approval for the expansion of a Shell petrol station on Warwick Road, following a lengthy campaign by local residents against the development. The decision came at a meeting held on April 15, 2026, marking a significant turnaround after Shell's initial application was rejected in 2024.

Revised Scheme Addresses Previous Design Concerns

The oil and gas giant submitted a revised plan for the partial redevelopment of the station, located at the junction with Wadleys Road. The new proposal includes an extension to the existing sales building, the addition of five new car parking spaces, a new compound, and enhanced landscaping. This updated scheme aimed to address the design issues that led to the previous refusal, with Shell's representative, Jackie Ford, stating that the extension now features matching finishes to the current structure.

Residents and Councillor Voice Strong Objections

Despite the revisions, objectors expressed disappointment at the approval. John Taylor, a Warwick Road resident, argued that the plan would bring "greater demise to our neighbourhood." Councillor Wazma Qais, representing the Silhill ward, raised concerns about the intensification of commercial activity, warning that the larger retail unit could lead to increased noise and disturbance, harming the amenity of nearby residential properties.

Committee Members Support the Development

In contrast, committee members highlighted the improvements in the new application. Councillor Dave Pinwell noted that the original refusal was solely based on design flaws, which have now been rectified. He expressed gratitude that Shell had listened to feedback and returned with a significantly enhanced proposal. Councillor Prish Sharma, a local resident, emphasized the practical benefits, stating that the expansion is vital for the community, especially given parking challenges at nearby Dovehouse Parade and the current economic environment.

The unanimous vote to grant planning permission, subject to conditions, underscores the council's view that the revised plan adequately mitigates previous concerns, paving the way for the station's expansion despite ongoing opposition from some residents.
