LSL Acquires NSS Property Search Specialist

In a strategic move to bolster its franchise support network, Newcastle-based property group LSL has completed the acquisition of West Yorkshire search specialist National Search Service (NSS). The deal, the financial details of which remain undisclosed, sees the Huddersfield-based family-owned business become part of the LSL Group, with its founders staying on to ensure a seamless transition.

Strengthening Conveyancing and Compliance Capabilities

Established in 2004, NSS is recognised as one of the longest-standing and most respected property search companies operating across England and Wales. With a team of 15 employees, the firm provides comprehensive property searches directly to the legal profession and through a successful franchising model. It serves as a trusted partner to some of the nation's largest law firms and estate agents.

NSS is regulated by the Property Codes Compliance Board (PCCB) and subscribes to the Search Code, guaranteeing the highest standards of compliance and service delivery. This acquisition complements LSL's existing conveyancing services, which are provided by its subsidiary Homefast, and significantly enhances the group's position as a leading estate agency franchisor.

Operational Continuity and Strategic Alignment

The entire NSS business will transfer to LSL ownership, with no operational changes planned, ensuring uninterrupted service for its existing customer base. LSL, which owns prominent brands including E.surv Chartered Surveyors, Your Move, and Reeds Rains, views this as a bolt-on acquisition that integrates seamlessly with its current operations.

Context of Growth and Expansion

This purchase follows a period of notable activity for the London Stock Exchange-listed group. At its annual Estate Agency Franchise conference last month, LSL announced that franchisees had completed ten lettings book acquisitions in 2025, a substantial increase from just three in the previous year.

This accelerated growth strategy has already led to the opening of three new branches in Torquay, Oundle, and Jesmond, facilitated by these acquisitions. A further three branches have been launched through new franchisees and the expansion of existing ones, bringing the total to six new branches in 2025 alone.

LSL now operates 293 estate agent branches and manages a lettings portfolio of 37,500 properties. In support of its franchise network, the group provided £3.2 million in loans through its assisted acquisition programme during 2025, underlining its commitment to fostering growth within its franchise community.
