Property developer Fabco Group is moving forward with the second phase of its industrial development at Pencoed Technology Park in Bridgend, a project anticipated to generate more than 30 new jobs.
Details of the Llanilid Court Development
The new phase, named Llanilid Court, will consist of 16 individual units, each offering around 1,300 square feet of space. Arranged across three terraces, the units are slated to be ready for occupation by the end of March 2026. They are being marketed for sale, either individually or combined to form larger premises, providing significant flexibility for buyers.
Responding to Local SME Demand
This second phase directly replicates the successful first phase, Felindre Court, which sits immediately adjacent. The initial development was almost completely snapped up by owner-occupiers, highlighting a strong pent-up demand from local small and medium-sized enterprises (SMEs). These businesses are actively seeking to own modern, purpose-built premises instead of operating from leased accommodation.
The design of the Llanilid Court units specifically caters to this owner-occupier market. They provide flexible layouts suitable for various uses, including light industrial, trade counter, and general business operations. Purchasers will have the option to customise and fit out the internal space to meet their specific operational needs.
A Rare Opportunity in South Wales
Opportunities to acquire freehold commercial units of this size and specification are becoming increasingly scarce in South Wales, especially within a well-established employment location like Pencoed Technology Park. Its proximity to Junction 35 of the M4 motorway offers excellent regional connectivity, a key factor for growing businesses.
Property consultancy Knight Frank has been appointed to market the scheme, repeating its role from the first phase. Rhys Price, an associate in Knight Frank’s Cardiff-based logistics and industrial division, commented on the project's progress.
"The scheme is firmly on track to deliver much-needed small-unit industrial stock in 2026," said Price. "The location, close to Junction 35 of the M4, offers excellent regional connectivity, and the ability to purchase units individually or in combination has been particularly well received by the market."
The development underscores a continued confidence in the South Wales industrial property market and provides a tangible boost to the local economy in Bridgend by supporting business growth and job creation.
