Solihull Green Belt Housing Plan Approved in Record Time Amid Local Support
A new housing development in the Midlands village of Hampton In Arden has been given the green light by Solihull Council in a remarkably swift decision, taking just 10 minutes for councillors to approve the plans. The application, submitted by BDW Trading Ltd and Packington Estate Enterprises, proposes building 26 homes on land off Lapwing Drive, with the project receiving overwhelming support from local residents.
Unprecedented Community Backing for Development
During a public consultation, an unusual 90 letters of support were submitted for the application, with only one objection raised. This strong community endorsement played a key role in the planning committee's decision, as councillors noted the rarity of such widespread approval for a development on green belt land.
Committee chairman Councillor Bob Grinsell remarked, "It is very rare we get so much support for a development that lies in our green belt." The land in question is classified as grey belt land, which is green belt land considered suitable for housing development under specific conditions.
Affordable Housing and Local Benefits
The development plans include a significant commitment to affordable housing, with 50 per cent of the 26 homes designated as affordable properties. Supporters highlighted that this would help people get on the property ladder and address the area's need for more affordable homes.
Additionally, the application includes financial contributions through a section 106 agreement to support local services, further bolstering community backing. Planning agents Savills stated in the original application, "There are significant benefits to this application which are sufficient to outweigh any potential harm that may arise from the proposed development."
Councillors Praise Design and Necessity
During the debate at the Civic Suite meeting on February 11, councillors expressed strong support for the proposal. Councillor Prish Sharma commented, "It shows it has been properly considered – it is quite impressive the way it has been designed." He added, "In our borough we are in need of the houses. We are short, so I'm supportive."
Councillor Mark Wilson noted, "This seems, compared with other developments in green belt, more positive," while Councillor Dave Pinwell said, "I find myself not questioning anything, a good report and definitely a good proposal."
Unanimous Approval with Conditions
The planning committee voted unanimously to approve the application, subject to standard conditions and the completion of the section 106 agreement. This rapid approval process underscores the council's responsiveness to both housing needs and community sentiment in the Solihull area.
The development represents a balanced approach to addressing local housing shortages while maintaining careful consideration of green belt policies, with the grey belt designation allowing for sustainable growth in this village setting.
