Historic Carmarthenshire Psychiatric Hospital Site Reborn as Thriving Health Campus

The site of a former psychiatric hospital in Carmarthenshire has undergone a remarkable transformation into a modern health and wellbeing campus, now known as Parc Dewi Sant. Since being acquired from Carmarthenshire County Council two years ago, the campus has attracted an impressive 60 new occupiers, bringing the total number of organizations on site to 80.

From 19th Century Asylum to Modern Health Hub

Originally developed in the 19th century as a county asylum and later serving NHS mental health services until 2001, the 38-acre estate in Carmarthen has been completely repurposed. The transformation has created a contemporary campus focused on prevention, education and community wellbeing, bringing together diverse health services in one convenient location.

The campus now hosts comprehensive healthcare services including GP provision alongside NHS offerings such as diabetic eye screening, antenatal clinics, weight management programs and smoking cessation initiatives. This integrated approach creates a holistic health environment serving the community's diverse needs.

Rapid Growth and Future Expansion

When Parc Dewi Sant Ltd acquired the property from Carmarthen County Council, the site had just 22 tenants and had been marketed with a £2.5 million price tag. The rapid growth to 80 occupiers demonstrates strong demand for the campus concept, with most of the main buildings now fully occupied.

Attention has now shifted to two remaining buildings on the estate that require significant restoration work. These structures are expected to form the next phase of development as the campus continues to expand its offerings. Currently, Parc Dewi Sant provides approximately 120,000 square feet of office space dedicated to health and community services.

Strategic Location and Community Impact

Parc Dewi Sant serves a strategic catchment area of approximately 187,000 people across Carmarthenshire and benefits from proximity to Glangwili Hospital. This location allows the campus to provide complementary services that support prevention, rehabilitation and community wellbeing initiatives throughout the region.

Mark Andrews, director of Parc Dewi Sant Ltd, expressed his enthusiasm for the project's success: "It has been a privilege to become custodians of such a historic and important estate in the heart of Carmarthen. From the outset we believed the site had enormous potential and it is incredibly rewarding to see such a vibrant community of organizations now operating here."

Andrews continued: "To have 80 occupiers on site, including 60 who have joined us in the past two years, is a fantastic milestone and a real testament to the vision for Parc Dewi Sant. As the main buildings reach capacity, our focus now turns to the remaining buildings and how they can be brought back into productive use."

Recent Additions and Future Vision

The campus continues to attract significant healthcare providers, with Meddygfa Parc, an NHS GP surgery, relocating from the town center to Parc Dewi Sant just last month. Jodi Bateman from the surgery commented: "We feel incredibly fortunate to have moved to the beautiful surroundings of Parc Dewi Sant. This exciting new chapter allows us to continue providing high-quality care in a welcoming and modern environment."
