Rochdale Borough Council has announced its latest wave of planning decisions, granting permission for several significant developments while refusing others in a series of rulings up to the week ending Friday, November 21.
Major Approvals and Community Projects
The council has unconditionally approved certificates of lawfulness for two residential projects. These include a proposed single-storey rear extension at 51 Farmway, Middleton, and a rear dormer with hip-to-gable roof extension at 27 Heywood Road, Rochdale.
In a notable decision for community infrastructure, plans were approved to change the use of the vacant former bank at 5 Market Place, Middleton into a place of religious worship, classified as Use Class F1(f).
Commercial development also received a boost with the approval for the erection of a single-storey industrial unit for storage and distribution on land adjacent to 28 School Lane, Rochdale.
Environmental and Heritage Considerations
Environmental projects moved forward as the council approved works to one protected Lime Tree under a Tree Preservation Order (TPO 050) at Hopwood Hall College. The ruling permits the tree to be reduced by 2-3 meters.
Several applications related to discharging planning conditions were marked as Request Completed. These included submissions for drainage and contamination details at the Ashworth Valley Scout Campsite and a major development on land at Boarshaw Road / Clough Street, Middleton.
A Section 73 application to vary conditions for the same Boarshaw Road site was also approved. This variation allows for the provision of a roller shutter to the shop front and the installation of Solar PV panels on the roof slopes.
Refused Applications and Next Steps
Not all applications were successful. The council refused plans for a part two, part single-storey rear extension and other works at 15 Bonscale Crescent, Middleton. A proposal for a single-storey extension and dormer to create habitable rooms at 8 Talbot Street, Rochdale was also refused.
