A Streetly resident may have to demolish an 'incongruous' rear loft dormer after councillors refused planning permission. Applicant Mr Mani built the extension at the rear of 40 Lowlands Avenue without prior approval.
Following enforcement action by Walsall Council, an application was submitted to regularise the works. Officers had recommended approval, but Streetly ward member Councillor Sarah Cooper challenged this, bringing the decision before the planning committee on April 23.
At the meeting, the applicant argued the work fell under permitted development rights, but some members disagreed. Officers said the type of work was in line with nearby properties, but objecting residents claimed those extensions were not comparable as they backed onto Blackwood Park rather than private gardens.
The development also breached the council's separation policy by half a metre. Councillor Suky Samra felt the work was similar to a previous application that was refused. He and committee chairman Councillor Mike Bird cited several reasons for refusal: breach of separation policy, incongruous design, loss of light, and detrimental impact on neighbouring amenities.
Members voted in favour of refusal, meaning the dormer may now need to be demolished.
